Track mortgage rates and know when it is time to act

MyMortgageRateTracker is a free tool that follows the weekly Freddie Mac national average mortgage rates, lets you set the rate you are waiting for, and alerts you when the market gets there. It also includes calculators for monthly payments and refinance break-even so you can judge whether a lower rate actually pays off.

What the tracker does

Most people only check mortgage rates when they are already in a hurry: a home under contract, a rate lock about to expire, or a neighbor who just refinanced. The tracker turns that around. You tell it what loan you have or want, and the rate that would make a move worthwhile. It watches the published weekly averages for you and notifies you when the market reaches your number, so you can call a lender with time to compare offers instead of reacting to headlines.

  • Weekly market rates. National averages for 30-year and 15-year fixed loans from the Freddie Mac Primary Mortgage Market Survey (PMMS), published through FRED (Federal Reserve Bank of St. Louis). See the current rates page.
  • Target-rate alerts. Pick a target and get an email or push notification when the weekly average reaches it.
  • Calculators. A mortgage payment calculator and a refinance break-even calculator, with the formulas shown.

Who it is for

Home buyers use it to see how the market is moving while they save or shop, and to estimate what a payment would look like at the rate they are quoted. Homeowners use it to watch for a refinance opportunity without checking lender sites every week. Mortgage and real estate professionals use the Pro workspace to share branded calculators with clients and keep them informed between transactions.

How to read the numbers

The rates shown here are national averages for well-qualified borrowers, not offers. The rate you are quoted depends on your credit score, down payment or equity, loan amount, property type, occupancy, points paid, and the day you lock. Treat the weekly average as a direction-of-travel signal: if it falls meaningfully below the rate on your current loan, it is worth getting real quotes and running the break-even math. MyMortgageRateTracker is not a lender and does not make loan offers.

Get started

You can use the calculators without an account. To save a target rate and receive alerts, open the tracker and create a free account. Read more about how the site works and where the data comes from.

Frequently asked questions

Is MyMortgageRateTracker free?

Yes. Tracking a target rate, receiving alerts, and using the public calculators are free. A paid Pro workspace exists for mortgage and real estate professionals who want branded tools for their clients.

Where do the mortgage rates come from?

Rates come from the Freddie Mac Primary Mortgage Market Survey (PMMS), published through FRED (Federal Reserve Bank of St. Louis). Freddie Mac publishes the survey weekly, usually on Thursday.

Is MyMortgageRateTracker a lender?

No. The site provides educational rate information and calculators. It does not make loan offers or commitments to lend. Contact a licensed lender for a quote based on your situation.

How often are rates updated?

The underlying survey is published once a week, so the tracked averages change weekly. Alerts are evaluated against each new weekly figure.
